It does not announce itself. It develops quietly behind wardrobes, inside wall cavities, beneath floor coverings, and within the joints of bathroom tiling — and by the time it becomes visible, it has often been established for weeks or months.
For non-resident owners who visit their Costa del Sol property a few times a year, this invisibility is the core problem. A burst pipe makes itself known quickly. Humidity does not. It accumulates during every week the property sits closed, and the gap between visits is exactly the window in which serious damage takes hold.

Why the Costa del Sol climate creates a specific humidity risk
The Costa del Sol’s reputation for sunshine is well-earned, but the same geography that produces that climate also produces consistent ambient humidity. The Mediterranean coast generates moisture-laden air year-round. Even in July, relative humidity in the Málaga area regularly sits between 60% and 70% outdoors — and that moisture is actively looking for cooler surfaces to condense on.
The dynamic that causes damage in second homes is straightforward. When a property is closed, air circulation stops. Without occupants opening doors, running appliances, or using ventilation systems, the interior air becomes stagnant. Temperature differentials between day and night — more pronounced near the coast than inland — cause interior surfaces to cool and warm repeatedly. Each cooling cycle causes condensation to form on walls, window frames, the back panels of furniture, and any surface with lower thermal mass than the surrounding air.
Salt air compounds this. The chloride content in coastal air is hygroscopic — it actively attracts and retains moisture. Building materials and finishes exposed to salt-laden air absorb more moisture than their inland equivalents, and that moisture is harder to release through normal ventilation. This is one reason why a property in Nerja or Estepona will develop humidity problems faster than a comparable property in an inland location with similar occupancy patterns.
The result, in a property left closed for two or three months without supervision, is a gradual but progressive increase in interior relative humidity. Once humidity consistently exceeds 65–70%, mold spores — which are present in all indoor environments — begin to germinate and colonise available surfaces. The process accelerates in poorly ventilated areas: the inside of wardrobes, bathroom ceiling corners, north-facing rooms with limited solar gain, and spaces where furniture sits close to exterior walls.
What you are actually looking for: early warning signs
The challenge with humidity damage is that its earliest signs are easy to dismiss or miss entirely during a brief visit. A musty smell on arrival is often attributed to the property being closed rather than recognised as an indicator of active mold colonisation. A faint dark mark at the top of a wardrobe back panel looks minor. A slightly swollen door frame is inconvenient but not alarming.
These are the signs that matter most — precisely because they appear before the damage becomes structural. Once you can see mold spreading across a wall, discolouring grout lines across a bathroom ceiling, or staining the plaster above a window, the remediation cost and effort is substantially higher than if the same issue had been caught two months earlier.
Early warning signs — what to look for
Persistent musty or earthy smell on entering the property
Dark spotting or grey-green discolouration on ceilings, walls, or inside wardrobes
Peeling paint or bubbling plaster, particularly in bathrooms or on north-facing walls
Condensation marks on windows, tiles, or the inside of exterior walls
Warping wood, swollen door or drawer frames, or stiff window mechanisms
Hygrometer readings consistently above 65% relative humidity indoors
Any one of these signs warrants investigation rather than a note to check on the next visit. Mold growth in cavities and behind finishes is typically more extensive than what is visible on the surface.
Prevention: what actually works and why
Controlled ventilation — the most important factor
Moving air is the single most effective defence against humidity buildup. In an occupied property, this happens naturally and continuously. In a vacant property, it requires deliberate action.
The practical approach for a closed second home is periodic supervised ventilation — opening windows and allowing air to move through the property under the supervision of someone present on site, rather than leaving windows ajar for weeks unattended, which creates security and weather exposure risks. During a regular inspection visit, cross-ventilation through the property for 30 to 45 minutes, combined with mechanical extraction in bathrooms and the kitchen, is more effective than any passive system running continuously.
Permanent ventilation grilles in bathroom and kitchen walls — required under Spanish building regulations for internal rooms — should be kept clear and functional. Blocked ventilation grilles are a common finding in second homes and a direct contributor to moisture buildup in exactly the rooms most prone to it.
Humidity monitoring
Digital hygrometers are inexpensive and provide objective data rather than impressionistic assessment. Placing one in each main room — particularly north-facing bedrooms and bathrooms — allows any supervision visit to record actual humidity levels rather than relying on visual inspection alone. A reading above 65% in a closed property is an actionable signal, not a vague concern.
Smart hygrometers with remote data logging exist and can provide continuous readings accessible from abroad. These are a useful supplement to physical inspection, but they do not replace it — a device can tell you humidity is rising, but it cannot identify where the moisture source is, open a window, or assess whether the warping you noticed last time has progressed.
Dehumidification
Electric dehumidifiers are effective at actively reducing moisture in enclosed spaces. For a property that will be closed for an extended period, running a dehumidifier on a timer or at a set humidity threshold can keep levels within a safe range. Units with a continuous drain connection — directing water to a sink or floor drain — are preferable to those requiring manual tank emptying, since they can operate without intervention.
Passive moisture absorbers — calcium chloride sachets placed inside wardrobes, under beds, and in enclosed spaces — provide a low-cost supplement in smaller enclosed areas. They do not address the broader air volume of a room but are practical for the specific microenvironments where mold most commonly starts.
The important caveat: dehumidification manages the symptom. If humidity is entering the property through a failed window seal, a cracked terrace joint, or a plumbing leak, removing moisture from the air does not stop the ingress. Dehumidifiers work best as part of a system that includes structural inspection, not as a standalone solution.
Seals, drainage, and structural integrity
A significant proportion of serious humidity problems in Costa del Sol properties originate not from ambient coastal air but from water ingress through deteriorated structural elements. Window and door seals degrade faster in a coastal UV environment than in northern climates — a seal that looks intact may no longer be providing an effective barrier. Flat terrace waterproofing membranes crack and separate at joints. Downpipes block with pine needles and organic debris, causing water to back up and find alternative routes into the building fabric.
Periodic inspection of these elements — seals, roof and terrace drainage, external wall render, and the condition of any damp-proof course at ground level — directly reduces the moisture load the interior has to manage. Minimum winter temperature
Maintaining a minimum indoor temperature of around 15–16°C during the winter months reduces the temperature differential between interior surfaces and the ambient air, which in turn reduces condensation formation. This does not require heating the property to comfortable occupancy levels — a thermostat set to a low baseline is sufficient. The energy cost is modest compared to the cost of replastering a wall or replacing warped flooring.
When mold has already established itself
Surface treatment of visible mold — cleaning affected areas with appropriate biocidal products — is a necessary first step but not a complete solution. Mold recurs reliably if the underlying moisture conditions are not corrected. Treating the surface without addressing the cause is the equivalent of repainting over damp plaster: it looks better temporarily and worsens the problem underneath.
Effective remediation requires identifying and eliminating the moisture source, improving ventilation in the affected area, allowing the structure to dry fully — which in a dense plaster or masonry wall can take weeks — and then treating and finishing surfaces. In cases where mold has penetrated into wall cavities or affected structural timber, professional assessment is necessary. The visible extent of mold on a surface is rarely the full extent of the colonisation behind it.
Humidity is a year-round concern, not a winter problem
A common misconception is that humidity risk is seasonal — a winter issue that resolves itself when summer arrives. On the Costa del Sol, the reality is more nuanced. Summer introduces a different humidity mechanism: the temperature differential between an air-conditioned interior and hot, humid exterior air creates condensation on cooled surfaces, particularly around air conditioning units, cold water pipes, and any thermal bridge in the building envelope. The specific risk changes with the season; the need for monitoring does not.
Properties that are closed for the winter and then heavily occupied in summer are actually exposed to risk at both ends of the vacancy period — during closure and during the transition back to active use, when systems are restarted, air begins to move again, and any accumulated moisture becomes more apparent.
